The Absentee Landlord Gauntlet

The Absentee Landlord Gauntlet By Achut Neelam

Image result for royalty free absentee land lords imagesOne component we tend to hear about consistently in the rental real estate world is that being the absentee landlord can be considerably strenuous.  The list of tasks at hand for any landlord range from screening and interviewing possible tenants to marking units to coordinating and adjusting rental rates.   And let’s not forget the highly enjoyable (sarcasm) chores like property viewings, rent collecting, upkeep on properties, maneuvering through court procedures when a renter fails to pay or money needs to be recouped from property damages.  A landlords responsibilities are never-ending (surprise, surprise!)

Now let’s pair this with an absentee landlord  and you’ll find that if there is no person to designate the monitoring of properties to on a consistent basis, things can simply go amok.  Experienced landlords agree that if you are going the absentee/do-it-yourself route, make sure you do this with good help.

Let’s weigh the facts as to why help is imperative.   First, you could easily miss the warning clues that out of town landlords are too often blind to.  This could be HOA violations, unreported weather damage, junk cars, drug activity, or any other developing issue that may never be brought to light until it’s too late. The ugly truth rears its head when the long term significant outcomes final come to fruition effecting values and rentabiltiy of the landlord’s property.

As an absentee landlord, you’re obviously prey to missing out on this important information, but aside from these you could simply be overlooking market trends that would usually keep a local landlord on top of his or her property data.  This data is essential to know regarding market value inclines or declines due to factors like construction of neighboring businesses and local changes to highways.
We have only touched the mold when it comes to absentee landlords, but this is just a portion of what to be aware of when it comes to managing investment property when you are out of the normal range of tending to real estate property management.  You may even find that the extra investment in good help can not only save you money, but make you more money in the long term.

5 Ways to Market a Real Estate Investing Venture By Achut Neelam

Most folks have been trying to venture into real estate investment. But many of them are failing within the first few months. That is common and inevitable. However, it is not a reason to give the goals up. To be successful person in the real estate industry, an investor need to come up with such beneficial marketing plan and follow it with strict discipline. There are tons of ways than an individual can let people know that he or she is into the real estate investing business. The methods have things to do with the individual buys distressed real estate, foreclosures and also the real estate short sales. Here are some ways to market the real estate effectively.

Majority of the real estate professionals often give up shortly after venturing into the real estate business. The key to succeeding in this venture, among other things, is coming up with a suitable marketing plan and sticking to it. This article aims to discuss some helpful tips on the marketing techniques you may incorporate.

Whenever your business fails to be recognized by people, and especially by potential clients, in your area of operation, it’s often because you have not marketed it appropriately. To change this, you need to make your services known to the public, and especially in your locality, by any proper and possible means through cost effective marketing.

A few weeks ago, I came across a few guys on a pathway and while in a conversation, they were able to recognize a certain real estate professional who was passing by them, due to him having marketed his business extensively .This made me realize the need to also market my business more to be able to succeed in getting more clients for my services. And whether your services include buying foreclosures/real estate holdings and offering information on real estate dealings just to mention a few, there are a number of ways to advertise your services. Some of the methods may be quite costly or inexpensive for you but either way, you can always find those that best suit you. The following are a number of them that have worked well for my real estate business in the past, and which you may also consider as well:

• Classified ads
Though being costly (the price range being about $350.00 in my region),putting classified advertisements in popular newspapers can easily generate plenty of leads for a real estate business. Even then, these call for patience, after putting the ads, for people to notice them and the phone calls to start coming.

For a few years, I have witnessed several professionals in the real estate business putting their ads for brief moments and removing them time and time again. This however should not happen. After putting the ads, give them ample time and trust me, the results will more than make up for all the cost involved. Another reminder is that ensure you can easily be accessed by any potential callers whenever they call ,to avoid losing them.

For the ad content, you may come up with the best idea possible and after placing it in the newspaper, do not mind about others who may try to duplicate it. Once this is done, you may then consider incorporating the other techniques I share below as you may see fit.

• Ads in freebie papers.
You may also advertise yourself in you area’s freebie papers depending on how they are called in your region. For my business, they’ve proven very successful in generating leads and their rates are also variable and affordable.

• Bandit or road signs
Bandits are some of the most reliable lead generating tools available. They’ve proven to give me faster results right after stationing them in the places I intend to purchase houses, particularly in the high traffic areas in town. For the best material to use, the cost and the content to include, you may research from credible sources such as the internet.

Flyers (and similar materials) are another easily affordable means to market yourself . You can make these and place them on bulletin boards in the area you wish to market yourself. Other areas may include; inside telephone booths, county courthouse and any other places allowed. While not as common as bandit signs, these can also be effective to some degree.

• Promotional and/or imprinted items
This is another wonderful idea that is sure to market you and give you an edge over other competitors with very little cost involved. On these promotional items, you can put some content about your business and phone contacts. They have proved to be very reliable for my business and they may include:
-pen knives
-key chains
-pens
-coin holders
-car magnets
-business logos on some clothing
-business cards, and any others that you may come up with.

There are many other marketing tools which have also worked for my business including billboards, yellow pages, door hangers, radio and television advertising etc. Whatever the strategy you choose, get the marketing going and let people know who to contact when they need your services!
I hope that these tips will be helpful in your efforts to market your real estate business.

6 Simple Steps to Residential Real Estate Success

6 Simple Steps to Residential Real Estate Success By Atchut neelam

Do you want to be successful in residential real estate? No problem! Being successful in residential real estate is a very simple matter. The things you must always keep in mind are:
Networking, this should be your number 1 priority always.
Sourcing and pricing inventory, to maximize profits and mitigate downtime
System tracking, to keep organized and knowledgeable about operations
Prospecting, to find more and better opportunities
Making Offers, to secure properties

NETWORKING
When I say networking i mean talking to people, making connections, making friends, knowing people and all that it entails. A successful investor never knows where the next deal is going to come from, and I have seen the biggest deals come from the most unlikely of sources. Therefore, you must be talking to everyone. When you take the time to build a web of contact and connections, you then have a greater chance of snatching up all sorts of opportunities that get stuck in your networking web.

SOURCING
Where did that deal come from? Where did we get this inventory? Where can we get more houses? These are some questions you have to answer when you do sourcing. If you experience success you have to know where that success comes from, whether it be from a certain type of house or a certain area so on and so forth. Aside for that, when you source you have to take into account your exit strategy as well as your profit margin.

SYSTEM TRACKING
System tracking involves using tracking tools, internal systems that will help you to determine the correct price at which to buy and sell your inventory. Aside from that, system tracking deals with keeping your inventory organized so you don't miss anything, and convenient to navigate for important information like the certain part of the process each house is in.

MAKING OFFERS
Next you need to be making your offers. A good way to do this is to send several contractors to get multiple bids. Though it might cost a lot initially, this method actually saves us money in the long run.
For example, after sending out offers, three contractors look at a property. One says he could do the work for $5,000. Another says he would do it for $4,000. The third offers to do the job for $6,000. We need to hire the contractor that's going to do it the fastest and with the best service while still staying within budget. While it may be tempting to always go for the cheapest offer, the often repeated saying, "You get what you pay for," rings true. Once you've hired a contractor, you need to have the property inspected as soon as possible. This is so that we can be sure that there is no structural damage to the property; such damage is a great concern and would severely lessen the worth of a property.

PROSPECTING
For continued residential real estate success, you must keep prospecting for additional inventory. In the same way, you're always looking for buyers, you must always be on the lookout for houses. When you go prospecting, you start by cross-qualifying buyers. Then you allow open houses in the properties. The point is to look for buyers who are looking for a certain type of house in a certain area. That way, when one of our houses comes on the market, we have offers immediately.

CONCLUSION
This is just a summary of what you have to do to be successful in the business. As with always, you must always NETWORK, NETWORK, NETWORK. If you've got the skills and the determination, you'll quickly be seen as the go-to company that gets the job done.
